How often should I have my roof inspected?
It's good to inspect your roof once or twice a year to check for problems. Especially after a Storm, wind storm, or hail storm it can be very important.
What's a square in roofing?
A roofing square is a 10X10 area that's equal to 100 square feet of roof surface.

How much does it cost to replace a roof on a 2000 square foot house?
The cost to replace a roof on a 2000 square foot house typically ranges from $12,000 to $25,000, depending on materials chosen, labor costs in your area, and roof complexity. Asphalt shingles are most affordable while metal and tile cost more.
What are the signs I need a new roof replacement?
You need roof replacement when you notice missing or curled shingles, granules in gutters, water stains on ceilings, sagging roof areas, or daylight visible through roof boards. These signs indicate your roof's protective barrier is compromised.
How long does a typical roof installation take to complete?
Most residential roof installations take two to five days to complete, depending on weather conditions, roof size, and material complexity. Simple asphalt shingle replacements are fastest, while slate or tile installations require more time for proper installation.
Should I repair my roof or get a complete replacement?
Consider roof replacement if your roof is over 20 years old, has widespread damage, or requires frequent repairs. Minor isolated damage like a few missing shingles can often be repaired cost-effectively by professional contractors.
What roofing materials last the longest in harsh weather?
Metal roofing, slate, and clay tiles last longest in harsh weather conditions, often 50-100 years with proper maintenance. These materials resist wind, hail, and temperature extremes better than traditional asphalt shingles, which typically last 20-30 years.
How do I choose the best roofing contractor in my area?
Choose roofing contractors with proper licensing, insurance, local references, and Better Business Bureau ratings. Get multiple written estimates, verify their physical address, and avoid door-to-door contractors who pressure you into immediate decisions or require full payment upfront.
Can I install a new roof over my existing shingles?
Installing new roof over existing shingles is sometimes possible but not always recommended. This overlay method saves money initially but adds weight, hides underlying problems, and may void manufacturer warranties. Most contractors recommend complete tear-off for best results.
What time of year is best for roof replacement projects?
Late spring through early fall offers the best weather for roof replacement projects. However, experienced contractors work year-round, and off-season scheduling might offer better pricing and faster completion due to lower demand from homeowners.
How often should I have my roof inspected by professionals?
Have your roof professionally inspected every two to three years, after severe storms, and before buying or selling your home. Regular inspections help identify minor issues before they become expensive problems requiring emergency repairs.
What does homeowners insurance typically cover for roof damage?
Homeowners insurance usually covers sudden roof damage from storms, hail, wind, or falling trees, but not gradual wear, poor maintenance, or age-related deterioration. Coverage varies by policy, so review your specific terms with your insurance agent.
How can I prevent ice dams from forming on my roof?
Prevent ice dams by ensuring proper attic insulation and ventilation, keeping gutters clean, and maintaining consistent roof temperature. Professional contractors can install ice and water shields, heated cables, or improve ventilation systems to minimize ice dam formation.
What roofing permits do I need for replacement projects?
Most roof replacement projects require building permits from your local municipality. Licensed roofing contractors typically handle permit applications and ensure work meets current building codes. Permit requirements vary by location and project scope, so check local regulations.
How do I know if my roof has storm damage?
Look for missing, cracked, or granule-covered shingles, dented gutters, damaged flashing around chimneys and vents, and interior water stains after storms. Professional roof inspections can identify subtle hail damage or wind damage not visible from ground level.
What warranty should I expect from roofing contractors?
Reputable roofing contractors provide workmanship warranties covering installation errors for several years, while material manufacturers offer separate product warranties. Ensure you receive written warranty documentation and understand what's covered before starting your roofing project.
Can roofing contractors work during winter weather conditions?
Experienced roofing contractors can work during winter months when temperatures are above freezing and conditions are dry. However, snow, ice, and extreme cold may delay projects. Emergency repairs are typically available year-round for urgent situations.
